This guide was created to provide a starting point for researching the residential real estate market. Please note that this guide is neither complete nor comprehensive, and new information will be added as necessary. Some of the resources listed below are subscription databases and may only be accessed by current students, faculty, and staff of Bentley College. (Rev. 03.04.2008 CM)

[edit] 2.1 Government Analysis of Residential Real Estate Market

Available freely online from the U.S. Department of Housing and Urban Development Office of Policy Development and Research, this quarterly publication dates back to 1994 online and details national, regional market trends and predictions and is an excellent resource on the residential real estate market! Do not miss this resource! Note: the library also has print copies from 2003-2006 for this publication located in the REFERENCE STACKS HA203.A37 (but you will want to use the online source for its more extensive and relevant coverage).

The Census Bureau produces American Housing Survey Publications (with companion data sets from the (HUD) Department of Housing and Urban Development) and has reports on Construction and Real Estate in the 2002 Economic Census. Additionally, the Census Bureau has, as part of its Economic Indicators information, a Construction Spending page and a New Residential Sales page.


[edit] 2.2 Real Estate Industry Profiles (Library Databases)

  • Datamonitor Reports from Business Source Premier (EbscoHost)
    • This database provides access to 1,600+ full text industry profiles from Datamonitor. These reports provide a market overview and include detailed information about market share, segmentation, volume, value, the competitive landscape, and the leading companies. Also includes market forecasts.
      • From the list of databases, click on <Business Source Premier>.
      • Click on the <Industry Profiles> link (right side of screen).
      • Select the View By <All Profiles> tab.
      • In the search box, type the name of the industry (for example, real estate) and then select radio button <By Title, Subject and Description>.
      • Click on <Browse>. Select the industry profile you'd like to view by clicking on it.

  • Plunkett's Industry Almanacs These almanacs provide an overview of current industry trends, industry statistics, and company profiles and rankings for the leading companies in the industry.

Select Real Estate from the list. Categories include: Residential Property Investment, Residential Property Management, Residential Real Estate Brokerage, Residential Real Estate Development.

[edit] 2.5 Press Coverage of the Industry From Newspapers, Journals, Trade Publications and Other News Sources

There are several ways of searching for the latest news on the real estate market.

  • The below databases will be excellent resources for searching for articles discussing the most current and historical trends on real estate issues. There will be an overlap of sources in some databases (i.e., the same journal may be found indexed or full-text in more than one database) but keep in mind that you should search each source for the most comprehensive research as each database will contain unique content not found elsewhere.
  • Docuticker – DocuTicker offers a hand-picked selection of resources, reports and publications from government agencies, NGOs, think tanks and other public interest organizations. Visit daily for the latest updates, or subscribe to the RSS feed. You will want to browse the Housing & Real Estate category (see left sidebar Categories>Business and Economics).

National association of the real estate finance industry. Locate data by clicking the "Research and Forecasts" link located on the left side of the page. Includes market outlook, economic forecasts and current and historical economic data on residential and commercial/multifamily loans.

Locate data by looking under the Resources tab and selecting "Economic & Housing Data"

Free data includes housing statistics, special reports, etc. To find, go to the category "Research" on the left side bar of the main page.

National Monthly Averages from 1983 to the current year. Graphs available for fixed rate mortgages (FRM), adjustable rate mortgages (ARM), or Hybrid ARM mortgages.

  • DataPlace: Area Overview
    • Statistics on housing include: Total housing units, Building Permits, Vacant Housing, Homeownership rates, total & by race, Housing stock (structure & age), Housing hardship, Multifamily and Section 8 project-based assisted housing
    • Statistics on mortgage lending include: Loans (total and by purpose), Dollar amount of loans (total and by purpose), Home purchase loans by race, Home purchase loans by income and structure, Loan denials by race-income combinations, Loans from subprime lenders (by purpose and loan type), Loans from subprime lenders (by race and purpose).
    • Information compiled from sources including: Decennial Census, Summary File 3 sample data (U.S. Census Bureau), Building Permits Survey (U.S. Census Bureau), Comprehensive Housing Affordability Strategy special tabulation (U.S. Census Bureau), Fair Market Rents (U.S. Department of Housing and Urban Development), Multifamily Assistance and Section 8 Contracts (U.S. Dept. of Housing and Urban Development), Home Mortgage Disclosure Act (Federal Financial Institutions Examination Council).
